Strategic Property Partners



Strategic Property Partners, which formed as a joint real estate venture between Jeff Vinik and Cascade Investment, LLC, owns or controls more than 50 acres in southern downtown Tampa. The phased project intends to create an urban, mixed-use waterfront district consisting of commercial, residential, educational, entertainment, cultural and retail space, representing approximately $3 billion of investment. Integrating principals of walkability, sustainability, connectivity, and wellness, SPP intends to create a best in class development for Tampa. Through Strategic Property Partners, Mr. Vinik’s focus is to revitalize Tampa’s downtown and create synergy between amenities in the area.

James Nozar

James Nozar joined Strategic Property Partners in March 2016 as Chief Executive Officer where he oversees all aspects of the business, including the design, entitlement, programming, construction and delivery of the planned mixed‐use development in southern downtown Tampa along the waterfront.


Nozar joined SPP from The JBG Companies in Washington D.C. where he spent 10 years as a development manager and internal design and programming resource. He focused on the firm’s overall acquisition and development strategy, and was responsible for acquisition underwriting assumptions, the overall vision and conceptual program, entitlements and community outreach efforts, as well as the design process on dozens of real estate investments within the Washington, DC metro area. During his time at The JBG Companies, Nozar managed the development of 25 multi‐use real estate projects with associated development budgets totaling in excess of $2 billion and the entitlement of over 10 million square feet of new development.


Nozar also worked as a real estate consultant for Ernst & Young and RCLCo after receiving a bachelor’s degree in building construction and certificate in city planning from the Georgia Institute of Technology.
